More detail lives in our mortgage guides.
No — our first call involves no hard credit check at all. Once you'd like a letter, we run a single credit inquiry with your permission, and bureaus usually bundle mortgage inquiries from a short house-hunting stretch into one.
A broker shops your file to 35+ wholesale lenders, compares their written quotes side by side and recommends the lowest-cost option.
The lender you choose pays us a fixed fee after funding, and the precise figure shows in your Loan Estimate paperwork before you sign. That fee never steers our recommendation toward one lender or another.
It comes down to the program: VA needs 0%, conventional starts at 3%, FHA at 3.5%, and jumbo plus bank-statement loans begin at 10%. On your first call we also add up closing costs, reserves and any assistance you may qualify for.
No — each rate here is an illustration sample, repriced every Friday for a single borrower profile. What you pay hinges on credit score, down payment, property type and lock date; nothing counts as a quote except a written Loan Estimate.
Our 2025 purchases usually funded about three weeks after acceptance. Appraisals, title work and busy seasons can add a week, and your officer flags the likely timeline before you lock.
